The hardest part of a roof leak is not fixing it. It is finding it.
Water enters at one point, runs along the underside of the sheathing or down a rafter, and drips into your ceiling somewhere else entirely — sometimes fifteen feet away, sometimes on a different floor. That is why sealant smeared around the nearest vent so often fails to change anything. The stain was never above the leak.
We diagnose leaks the slow way, which is the only way that works. Attic first, following the water uphill against the framing. Then the exterior, examining every candidate at close range. If it is still ambiguous, we water-test the slope in sections with someone inside watching. Then we repair the actual defect, photograph it, and tell you what caused it.
In two decades of roofs, the field of the shingle is rarely the culprit. It is nearly always a detail.
The single most common leak we fix. The rubber collar dries out and splits around the pipe roughly halfway through a shingle roof's life, and it leaks directly above a bathroom or kitchen.
Water gets in around the chimney more often than through it. Step flashing, counterflashing set into the mortar, and the crown on top all have to be intact.
Two slopes worth of water concentrated into one channel. If the valley was cut short, unlined, or nailed through, it leaks.
In January the leak is usually not a hole. It is meltwater backing up under the shingles behind a ridge of ice — see ice dam removal and repair.
Skylights installed flush without a proper curb and step flashing leak eventually. Almost always at the head, where water is concentrated.
Where a roof plane meets a vertical wall, step flashing has to be woven course by course and tucked behind the siding or housewrap. One continuous bent piece caulked at the top will fail.
A meaningful share of the 'leaks' we are called out for in January and February are not leaks at all. They are attic condensation.
Warm moist air from the house rises into a cold attic, hits the underside of the sheathing, and frosts. When temperatures rise a few degrees, that frost melts all at once and rains down onto the insulation and ceiling. It looks exactly like a roof leak, right down to the stain pattern, and no amount of roof repair will stop it.
The fix is air sealing, insulation and ventilation — the same package that prevents ice dams. We check for it on every winter leak call, because telling someone they need a roof repair when they need a bath fan properly ducted to the outside is how homeowners end up spending money twice.
Our call volume for leaks peaks in the depths of winter, and it is not a coincidence. Central PA cycles above and below freezing dozens of times each winter. Every cycle drives water into a hairline crack, freezes it, expands it, and reopens the gap a fraction wider.
Add snow that melts against a warm roof deck and refreezes at the cold eave, and you get water sitting behind an ice ridge with nowhere to go except sideways, under the shingles. That is why a roof that was completely dry in October starts leaking in a January thaw.

A visibly split pipe boot is a fast visit. An intermittent leak that only shows in wind-driven rain from the northwest takes real diagnostic time.
Attic access matters as much as roof access. A finished attic or a tight crawl adds time to the diagnosis.
Replacing a boot is inexpensive. Rebuilding chimney counterflashing into masonry is skilled labor.
If the leak has been running for a while, expect sheathing and insulation in the scope.

Leak calls come from every corner of the county and the housing type shapes the diagnosis. In the city — Midtown, Allison Hill, Camp Curtin and South Harrisburg — it is usually a low-slope seam, a party-wall termination or a blocked scupper. In the postwar suburbs of Colonial Park and Lower Paxton Township it is far more often a cracked pipe boot or a 1990s skylight past its seal life.
