West Fairview is a small riverfront village at the mouth of the Conodoguinet, and East Pennsboro Township is the larger municipality that surrounds it and runs west toward Enola and Summerdale.
Together they cover a real range: old village housing right on the water, mid-century township development, and newer construction further from the river. All of it is about twelve minutes from our shop.
Village core, township spread
The West Fairview village housing is older and closer to the water, with the flood exposure that implies and the maintenance history that comes with it. Compact lots, modest houses, and roofs that have been repaired many times.
East Pennsboro's township housing spreads from mid-century development through more recent construction, with the usual suburban mix of ranches, splits, colonials and modern homes.
The confluence position matters. Where the Conodoguinet meets the Susquehanna, ground water is high and flooding has real history. Roof drainage that discharges at a foundation on this ground is adding to a problem the house already has.
- Older riverfront village housing on compact lots
- Mid-century and modern township development further west
- High ground water and flood history at the confluence
- Wind exposure on the open riverfront elevations

Drainage first on river-plain lots
On low-lying properties, the most valuable roofing work is often not on the roof at all. It is getting the water that leaves the roof to leave the property.
That means gutters sized for the actual roof area, downspouts sized to move the volume — a 3x4 downspout carries substantially more than a 2x3 and clogs far less — and discharge extended well away from the foundation or tied into working drainage.
It is inexpensive to do while a crew is already on site and expensive to retrofit later. On the roof itself, the riverfront elevations get wind-rated specification: six-nail pattern, upgraded starter at the rakes, cap rated to match the field.

Why West Fairview & East Pennsboro property owners call us
What we bring to this specific area — not a list of adjectives, but the things that actually change how the job goes here.
Drainage first on river-plain lots
Where the Conodoguinet meets the Susquehanna, groundwater is high and flood history is real. The most valuable roofing work on that ground is often not on the roof — it is getting the water that leaves the roof to leave the property.
Downspouts sized to move the volume
A 3x4 downspout carries substantially more than a 2x3 and clogs far less. On a house whose foundation is already working, that difference is measurable.
Riverfront elevations wind-rated
The open frontage takes gusts directly. Six-nail patterns, upgraded starter at the rakes and matched cap are standard rather than optional there.

FAQs
Roofing questions from West Fairview & East Pennsboro
Local answers to the questions we get asked most on these streets.
Why does West Fairview flood history matter for my roof?
It does not change the roof covering, but it changes what the roof drainage has to do. On ground where the water table is already high and the soil around the foundation stays saturated, a downspout discharging at the wall is adding hundreds of gallons per storm to a problem the house has anyway. Extending the discharge and sizing the downspouts properly is inexpensive during a job and expensive afterwards.
Do you cover all of East Pennsboro Township?
Yes — the West Fairview village at the confluence, the township housing spreading west toward Summerdale, and Enola, which sits within the township and has its own page. All of it is about twelve minutes from the shop across the river.
What size gutters do these houses actually need?
It depends on the roof area draining into each run and the pitch, not on what was there before. Steeper or larger planes deliver water faster than a 5-inch trough can carry and it sheets over the front edge in heavy rain. On a lot of houses here that means going to 6-inch trough with 3x4 downspouts.
Do you handle the older village housing near the water?
Yes. It tends to be compact, older and repaired many times, so we core the low-slope sections and read the repair history before recommending anything. Sometimes the honest answer is a targeted repair and a smaller invoice than expected.
